10k in taxes is astronomical. My house in TN 3bd 2bath 1600 sqft is $1300 city and county taxes combined. I would literally have to own a mansion on lake front property to get close to that

Yep! We decided to downsize so we can travel more. We went from 2500 square feet to 1800. Sold our old house for $275k and got this one for $172. It's a good feeling living in an area where I don't have to worry about $300k 1500 square foot homes with outrageous taxes
You better come and visit me brother

My exact plan as well once the boys are out the house. Downsize and find a town where taxes arent absurdly high.
My wife started working again last week, after a couple years off. Our plan has been to move once our youngest daughter was in 'full day' school. Initially I was targeting northern Cincinnati, so I'd be closer to my office and if I opted to change jobs, I'd have a better local market to work with (some very large HC companies around there). Now, with COVID, online/in-school mixed classes and a transition with the company that has me in a permanent work from home position, we're in a holding pattern and I'm rethinking a lot of our initial plan.

I worked pretty hard to help get our new buildings for our schools pushed through and I'm trying to gauge if the work from home environment is really unlocking nationwide opportunities for the foreseeable (3-7yrs) future. If I can get comfortable with future options, I'm thinking that I'll just buy some land out here and build. The only issue with that right now is that since we have the new schools approved, the market is insane. Homes are going up and selling within a day for 150% what market should be. I just have to steady myself on that too though... I'm selling in the same market I'm buying, so as long as my 'value' on each is solid, I'll be ok.

I'm trying to convince my wife that we should go with a ranch, no basement, 1700-2000 sq ft, then build a 2nd structure in the back with a 3 car garage, office/entertainment/bar area on top of it. The house gives us something simple to maintain on a day-to-day basis and the back building would offer vehicle/storage, a separate office environment (she also works from home) and a great option for entertaining friends and family.

She's stuck on getting ranch with a basement... I'm doing everything I can to change her mind.

Think long term if this is your forever home. A ranch is perfect when you hit 60+, no stairs

Same here. Our house is 2500 square feet, 3 bd, 2 ba and worth roughly $220k, with an acre of land and taxes are about $2400 per year total.

I live in between Seattle and Tacoma and our 4 bed, 1.75 bath house could probably sell for $375-$400k we have a detached garage/shop and about 1 acre for the property. Taxes are around $3k I believe (Port of Tacoma is in the school district, so property taxes are really low compared to surrounding areas)

We have this thing called Prop 13 in California

Every homeowner in California, whether they purchased their home yesterday or in 1978, is protected under Prop. 13. ... Now, every homeowner has their property tax rate set at 1 percent of the initial market value, and any annual increase will be capped at 2 percent.

The rate goes up crazy amount on a change of ownership. I bought my house in 1995 3 bedroom , 3 full bath, 2 car garage, 1800 sq feet back in 1995 for 298k. I recently had it appraised and came back for 1.3m. I pay about 6k a year in property tax on my house and thats because its by the market area and the price i bought the house for back in 1995. I f i sold my house now , the new owner would be paying about 15k a year to county, so the county is happy every time there is a sale because they are making more money.

So 5 more years and you have the house paid off if you did an 30 year mortgage....awesome!

I've never understood how people could afford houses in California

Where I live in Ohio, it is not legal, yet, but land is cheap, houses are cheap and it is the country. Unless you are selling it, no one cares if you grow it.

I think we'd have to know what all is included in those numbers to make a fair comparison. What does your property tax pay for?

I pay $3100 a year on a $200k home. I've also got a 1.5% annual city income tax. Roughly $1400 annual school funding. Ohio annual state income tax comes out around 4%. 5.75% sales tax goes to the State of Ohio. 1.75% goes to Montgomery County. When I calculate the all in taxes paid, it's in the neighborhood of $20k-$22k. I believe that other places don't have all of these and may have some different ones as well. I'm pretty sure that even though there are so many types, that I'm better off here than most places in the country. Could be completely wrong though.

Couple 100 acres in Montana.

That’s the retirement dream.

This close to pulling the trigger on some land as it’s so cheap right now.

Sadly watched HS football on ESPN for a bit from Utah. A story they discussed was about a High profile player on one of the teams tested positive and was quarantined and his sister caught it and is in ICU. Ugh...
