The house hunt should be over. Our bid of $198k won over a $200k escalation to $215. We included in our bid we would add up to $3k over appraisal but not to exceed $198k. I think they know their house is worth right around $193k-$196k and that they would have gotten more money out of us than that $200k offer once the appraisal came back. So October 30th cannot come fast enough
Congrats George hope all goes well for you. We've also got a closing set for 10/30... just waiting to see how the appraisal on our home (tomorrow) and the home that we're purchasing (not sure on timeline yet) will go.
George... you still on track?
We bumped our closing up and closed 2 days ago. Just painted the entire interior of our current home and replaced the only remaining original carpet that we had yesterday. Going to attempt to sell it myself, w/o realtor. I've got a fallback option for a realtor if I need it. I'm just not interested in paying someone $6k (assuming I still pay the buying realtor $6k... which I may negotiate into the home price). Having gone through the buying process using dual agency, I think I've got a pretty good grasp on this. It also helps being in a pretty desirable area right now, so negotiations shouldn't be too complex.

Speaking of adulting boring house stuff.
Finally closed on my refinance this week after 3 months. They were so inundated with so many closings it took this long. Madness.

3 month backlog to close a refi seems ridiculous. If a lender is crushing it like that, for that long of a period, you've got a management/staffing issue.

I’d highly recommend them as it was the most painless process I’ve encountered in multiple home purchase processes. They are also a big name in the industry.
Outside the delay, it was great.

Who did you use Corey?
We used Rocket Mortgage for our initial mortgage a few years ago and then them again to refi recently to get a 2.5%.
It was painless. Send them the documents they needed, digitally, sign everything, digitally, boom, done!

We do our final walk around tonight and close on Friday. Cannot wait to get in our own house. It's been close to 75 days

Hope everything goes smooth tonight. Even though we closed Monday, we won't get the keys until next Wed night. They had a known delay with their home purchase, which helped us with the offer, because we weren't contingent on selling. I'll put ours up for sale in the next 48hrs and if we don't get what we want fairly quick (within a month or so), I'll take it down and we'll rent it for a few years.

My son was watching Dude Perfect and he goes “dad, I think that’s our neighborhood!”
Turns out 3 of the guys live like 2 streets away in the neighborhood.
He’s on a mission to head over there. Weirdo.
Here was the video

We like it and it’s a great place to raise the kids and amazing schools.
Also a little more rural in the area which is a plus.
Billy will be a neighbor soon.

If we haven't learned anything over the last 4 years I believe we have learned we can't trust the Russians (and Ukraine is included)
