Talking to a buddy this morning at work who just moved.

He tells the group he just got a mortgage with an 8% interest rate! :shock:

A year ago we refinanced under 2.5%

Wow... I knew it was getting bad, but with sports/work stuff lately, I've been a bit disconnected from current events. We had blanket mortgage from my last move that I had another 1.5-2 yrs to sort out and in late May, it was obvious that things weren't looking up, so I forced the refi early (and cashed out some to build a pool). We were able to salvage a 4% at that time (most rates were 4.5%-5%). I recall looking at how bad even a 5.5%-6% would be, if we decided to wait it out. When I read that 8%, I assumed that was a credit thing... nope... just looked at the market. That's wild!

Parkland shooter recommended for Life in Prison instead of the Death Penalty. Pretty shocked here he didn't get the Death Penalty

Inflation isn't cooling so yes, 1% is on the table.

the head caretaker at my school decided to buy a house with his wife in a pretty solid part of Toronto. They sold a townhouse, got money from others, and their mortgage is still $6000/month. They had to get his bro in law to invest as well. This city is something else. the housing collapse is imminent and gonna be some wild times.

They should have reviewed In'n'Out for the drive through thing.

If you're remotely close to lunch or dinner, every single location looks like this and the deal generally goes:
"went into the drive-thru line at 11:35 am, paid at 12:04 pm, got my order at 12:05 pm, ate my burger by 12:12 pm"

Benefit of our main location being in Las Vegas... In-and-Out is right around the corner. Not a benefit... trying to get there and back in 3 days. Time zones are a bitch.
